Our bathroom suite replacement service starts with the removal of the old bathroom stuff, preparing the place (leveling properly the walls and floor surface), preparing the new hot and cold water connections for the washbasin and bathtub or the shower room, installing the toilet or the bidet, laying tiles on the floor and walls (we do lay any kind of tiles on floor and walls surface – porcelain / ceramic, stone, marble, mosaic, quarry tiles), installing new lighting and extractor fan (we do install waterproof low voltage spotlights and extractor fans), painting the ceiling and any woodwork inside of the bathroom and we end up with cleaning the place at your requirements.

As the London’s local bathroom fitters, we do have a response team in case of an emergency, like maybe there is a pipe leaking (or more), the hot or cold water not working or for any other issue related to your bathroom. Just make a call to us and we will respond to your request as quick as possible.

Our costs ar not calculated on daily (hourly) rate basis, but nor fixed. We do charge a bathroom fitting based on the size of the bathroom, the amount and the type of the materials needed, by the current condition of the existing bathroom or place. So, it can start from a couple of hundreds and go to a couple of thousands. That’s why, for us it is very important to see the place before submitting any quote to you, but you don’t have to be worried, we don’t have a call out charge or charge you for the quote.

If you have in your mind to change your bathroom suite with new one, renew the painting, re-tile the walls or the floor, to have installed a thermostatic shower, a washbasin, toilet, new lights, a new shower cubicle or you want to change the bathroom into a wet room, just give us a quote (or email us) and ask for our free quote.

Fitting new windows

By / House Refurbishment 3 / Comments Off on Fitting new windows

Windows are available in a variety of designs and sizes. There are differences in opening mechanisms and structure, as well as the type of glass they contain. Our window fitters can fit this types of windows: UPVC casement windows, wooden casement windows, curved windows, bay windows, bow windows, sash windows, pivot windows and awning windows and in terms of mechanisms, we can fit windows with this type of opening mechanisms: butt hinge, weights and balances, pivots and friction hinge.
The fitting of a window depends on wall type and window design. In many situations, the installation is quite similar. To replace the window, first we remove the old one, fitting the new window sill, positioning the new window, fixing the frame and finishing the job. Fixing windows in timber-framed walls does not require plugs for the framework fixings. Some manufacturers produce windows with fixing flanges around the edge of the window specially designed for use in timber-framed buildings.

However, a replacement of a sash window with any kind of window may not be allowed in a conservation area, and even if you are not in a conservation area, be aware that original windows can sometimes add value to your property, in which case you may have to take in consideration just making good the existing ones. We will help you stripping off the old paint and apply a  new fresh coat of paint or to replace the cords.

Fitting new doors

By / House Refurbishment 3 / Comments Off on Fitting new doors

Both external and internal door system need to suit the architectural style of your home. External doors are often thicker and more durable to withstand the elements. We both fit external and internal doors, as well new ones or reclaimed doors; wooden doors, UPVC, fibreglass, sliding patio or steel door. Mind that if you are buying a door bi itself, don’t forget to buy the hinges, handles, locks, latches and so on.

Fitting a door lining

An internal door is not fitted directly into the rough frame of the opening in the wall. A wooden door lining is necessary to be fitted in to provide a fixing point for hinges as well as creating a “finished” internal framework to the opening.

Hanging doors
After we perfectly adjust the width and height of the door, to fit in the door frame, we attach the hinges to the door, where the number of hinges to be attached depends by the door type and weight. After the hinges are attached to the door, we then screw the hinges to the lining, then we fit the latch and handle. In certain situations, door closers are required to be attached to the doors (hydraulic or concealed door closers).

Fitting garage doors

garage-door-openingWhen choosing a garage door, it is important to consider the appearance, material, construction and method of operation (manual or automatic). Your decision will also depend on budget, and the structure of the garage itself, as you may need more than one door in a double garage.

We have been fitted many styles and garage doors made from different materials, styles like GRP up-and-over, steel side-opening, wooden up-and-over, steel up-and-over as well, we also fit automated rectangle garage doors.

Floor fitting

By / House Refurbishment 2 / Comments Off on Floor fitting

If you need to build or replace a floor, then you just found the right people to do it. We are specialised in building and replacing concrete and wooden floors, as well in insulating the floor.

Building a new concrete floor surface

wooden-floor-structure-explainedWe have 2 methods to build a new concrete floor surface:

1). The standard poured concrete that sets to form a large slab, which is versatile, but requires considerable drying time before floor covering can be added.

2). Building a new concrete floor using pre-cast beams and planks, which is a modern solution and involves a quick “dry-build” technique but it is unsuitable for some renovation projects.

Building a new wooden floor structure

A suspended wood floor is the most common way we use to build a floor above ground-floor level. The floor we build is constructed using timber beams called joists. Here we have 3 methods we use to secure these in place, which we use them depending the age of the floor and taking in consideration the local building practices.

1). Sawn timber joists method

This is a traditional floor construction. We insert the ends of joists (or beams) into the walls of the building, therefore they are directly supported by the wall structure. Sometimes, we lay the joists ends on wooden wall plates fixed to the wall surface.

2). Joist hanging method

We use this method in modern buildings, where we use metal joist hangers to support the joists. We also use this method when we renovate old floors, as the metal joist hangers do not require large holes in walls and are straightforward to fix them. To brace joists in position we use large lateral metal straps, one end of the strap we fix it to the external wall and the other end we fit to joists (either across or in line with them) to secure their position. As well, in new-build projects, we also use lateral joist straps.

3). I-Beam method

This is the modern version of a traditional sawn timber joist, where I-beams are made from laminated wood layers.  They are very strong and lightweight and are less likely to wrap or go out shape compared to traditional timber. The fitting method is quite similar to the traditional sawn timber joists method.

Laying a concrete floor

concrete-floor-structure-explainedLaying an internal concrete floor is usually a renovation project that results from the failure of a suspended timber floor. In this case, we remove the old wood floor and prepare the base where the concrete will be laid, but not before laying insulation (which also is an excellent levelling guide) and damp proof membrane.

Laying square-edged boards

When we lay a new boarded floor, on a floor renovations project, we remove the skirting and at the same time the old boards. We also lay tongue-and-groove boards or chipboard.

Painting and decorating

Thorough preparation of all surfaces is a vital first step we take in redecoration. Preparation means removing dirt, grease and loose or talking finishes, as well as repairing serious deterioration such as cracks, holes, corrosion and decay. It is not only old surfaces that need attention. New timber must be sealed for protection, and priming is necessary to ensure a surface is in a suitable condition to accept finish.

Painting internal walls and ceilings

Painting-and-DecoratingUnless your house is newly build, most of the interior walls and ceiling will be plastered and probably papered or painted too. Our preparation varies, but the methods for painting them are identical and they can be considered smooth surfaces in terms of painting coverage. Emulsion paint, in its many forms, is the most practical finish we use for interior walls and ceilings – but we also use an acrylic or solvent-based paint on wall-fixed joinery such as skirting, architraves and picture rail.

We also create paint effects such as applying “on” effects, creating “off” effects, stencilling or distressing.

Painting woodwork

As each kind of wood has its own grain pattern and different rate of absorption; and some species include knots and may ooze resin, we use the adequate techniques and tools for each type of wood.

In these categories, painting the woodwork, we also:

1). Staining wood;

2). Applying varnish and lacquer (oil varnishes, acrylic varnishes, cold-cure lacquer)

3). Oiling wood ;

4). Waxing wood ;

A way to decorate a room is also by using mouldings: picture rails, dado (chair) rails, wood (or PVC) paneling, skirting boards and architraves with different shapes and sizes.

Painting exterior masonry

Painting exterior surfaces requires similar tools and techniques that we used for interior painting. However, we choose the materials for their greater durability as masonry painting has  to last up to 10 years and on wooden windows up to 5 years before re-coating is necessary.

Before we starting to paint, all surfaces are filled and sanded, but often, additional preparation is required. We are also specialised in treating vegetative growth and rot.

Fitting insulation

About Insulating roofs

Approximately a quarter of the heat lost from an average house goes through the roof, so minimising this should be one of your priorities. For our insulation fitters, insulating roofs is a straightforward job, as laying insulating material between the joists is a cheap, quick and quite effective.

There’s however a wide range of insulating materials we lay and it is our job to investigate which type will suite your circumstances best:

1). Blanket insulation, which is made from glass fibre wool or rock fibre is widely available in the form of rolls that fit snuggly between the joists. how-to-install-an-insulation-blanketAll types are non-flammable and are proofed against damp and vermin. Similar material, cut to shorter lengths, is also sold as “baths”. Some blanket insulation is wrapped in plastic that serves as a vapour barrier and reduces direct contact with fibres that could irritate the skin. However, unbacked blanket is the cheapest and it is perfectly suitable for laying on the loft floor.

2). Rigid sheet insulation,

kingspan-insulation-fittinga type of foamed polystyrene or polyurethane which our insulation fitters will install between the rafters of a sloping roof. This type of insulating material allows ventilation between the insulating material and the roof tiles or slates to avoid condensation after it is fitted.

3). Foiled quilt,

foiled-quilt-insulation-fiixed-on-loft-conversionis usually used when the rafter are to narrow to accommodate slab or rigid sheet insulation and it is simply stapled to the underside of the roof timbers.

4). Rigid-foam decking,

rigid-foam-insulationusually used if you plan to use your loft as a storage space and our insulation fitters usually lay this foam panels with flooring-grade moisture-resistant chipboard bonded on top surface. We always recommend to have blanket insulation laid between the joists before planning to have fixed this foamed polystyrene panels on top of the joists.

About Insulating walls

We have a couple of methods for insulating the walls into a house which are likely to be determined by the type of construction:

1). Cavity or solid walls are usually found in houses build after 1920 and certainly after 1950 (2 skins of masonry with a gap between them to reduce the likelihood of water penetration). Although heat loss is slightly slower through a cavity wall than one of solid brick, that does not Green deal on insulation : New insulated cavity wall detailsubstantially reduce the cost of home heating. However, having our insulation fitters filling the cavity with insulation prevents circulation, trapping air in millions of tiny pockets within the material. This can reduce heat loss through the wall by as much as 65%. Solid walls requires different treatment, in this case, our insulation fitters will install polystyrene boards over the external face of the walls and a consistent coat of water-proofed render will be applied over the polystyrene boards.

2). Cavity insulation,
it is the most cost-effective for homes that have properly controlled central heating. Heating without controls simple increases the temperature, instead of saving on fuel bills. This type of insulation it is not practical for flats unless the whole building will be insulated at the same time.

3).Dry-lining,

dry-lining-insulation-fittingis it another method suitable for solid and cavity wall, by lining the inner surfaces of the walls with insulation. This involves a great deal of effort, depending on the amount of alteration to joinery, electrical fittings and plumbing required, but it does provide and opportunity for selective insulation, concentrating on those rooms that are likely to benefit most.

4). Exterior-wall insulation

exterior-wall-insulation-explainedor cladding the exterior of the house with polystyrene panels is is an expensive solution to insulate your house but it is efficient and will spoil the appearance of the building. The exterior wall-insulation it is installed by our professional insulation fitters and it can only be considered if the house is builded with solid masonry walls.
